What will you charge me for your help?
I do not charge you any fees for my help. I work with you to find you the best mortgage and the best rate. The lenders pay me directly out of their own pocket for bringing your business to them, you pay me nothing. It's a win-win situation for everyone, you get the best mortgage and save lots of money, I get paid by the lender for helping you and the lender gets a new client.
Why should i work with a broker over a big bank?
The lenders I work with are often competitors to the big banks, but I also work with Scotiabank and TD Bank as well. There isn't a "one size fits all" solution for mortgages, that's why a broker is important because we know all the options available and can help you choose the best one.
How can some lenders offer such low rates?
Sometimes a client will ask their bank to match the rate I have given them. When their bank tells them that they cannot match the rate, they always tell their clients "there must be a catch, they cannot be profitable offering rates that low". However, that is not only untrue, but very misleading. Smaller lenders can often offer better rates because they do not have to pay for thousands of branches and millions of dollars in advertising. All those fancy branches and TV ads you see cost money, when you pay a higher mortgage rate, part of your money goes towards paying for all that extravagance. A smaller lender can not only offer you a better rate, they can also offer you more flexible payment options as well as lower fees and service charges.
How do I make sense of all my options?
There are many different aspects with regards to mortgages, pre-payment privileges, the type of charge registered on your home etc., understanding the pros and cons of all these options can seem intimidating, but when you're working with a mortgage broker, it doesn't have to be. I can explain all your options to you and help you decide what is best for you.
